Market Street building offers prime office space

Jan 28, 2019 | News

They say location, location, location is everything when it comes to choosing a home, but the same can be said of office space. And when it comes to workplace location, a year-long renovation at 33-35 N. Market St. in the heart of downtown Lancaster has transformed this historic building into a destination address.

While the Lancaster Dispensing Company has reclaimed its home on the first floor, the newly renovated second, third and fourth floors are now available for lease, offering fully customizable office spaces and the incomparable perks of a vibrant downtown at its doorstep.

Historic Central Market is right across the cobblestone alley, and more than a dozen restaurants, four coffee shops, multiple green spaces, galleries and government buildings are just a few steps away. Meeting with clients over a meal, gathering with friends after work or simply enjoying a peaceful lunchtime stroll is as easy as walking out the door.
The office spaces themselves offer an exceptional opportunity to enjoy a historic downtown setting outfitted with modern amenities. Each floor offers a blank canvas of fully customizable space that tenants can tailor to their personal needs — all while maintaining the character of the historic building, with features like refinished hardwood floors and, in the case of the fourth floor, unique plaster walls and exposed beams.

Each floor features approximately 1,800 square feet of space and includes two ADA-compliant restrooms, as well as a fully finished kitchenette with dishwasher. Also included are a new HVAC system with gas heat and electric central air, a 200 amp electric panel and operable thermopane windows.

Fourth-floor tenants will have the option of finishing out a fifth-floor mezzanine level that includes an additional 500 square feet and the potential for a rooftop terrace — creating a truly unique space with spectacular views of the city.

A single tenant in need of additional space can also opt to combine multiple floors, for a total of anywhere from about 3,500 to 5,800 square feet.

Tenants will receive an allowance allowing them to fully customize their space in terms of layout and finishes, whether they prefer an open-concept floor plan or more private office spaces.

Additional amenities include secure key fob access and an elevator that opens directly into each suite. Ample parking is available in a public lot directly in front of the building and in numerous public parking garages within half a block.

Drogaris Companies, the developer of the project, has made such creative repurposing of the city’s historic buildings a hallmark of its business. Among the company’s recent noteworthy projects are the luxury condos at the Lancaster Press Building, and mixed-use developments at Liberty North and 425 N. Prince St.

The office space is listed by downtown Broker, PPM Real Estate, Inc. For more information, contact Corinn Kirchner at 717-394-3374 or  Corinn@ppmproperties.com.
